Villas at Winding Ridge Community Meeting

Meeting began at 7pm in the Villas club house

 

President Roger Long opened the meeting showing all residents the plaque prepared to be presented to past president Ralph Dixon.

 

It was also announced that all residents have access to the newly created web site for the Villas. www.villaswr.org. There was also a reminder that this site is still under construction.

 

President Long then recapped the current projects that are underway or are being considered. These include:

 

Perimeter motion lights

Exterior painting (including gutters) of units 1, 2, 3, 4, 30, 31 and 32 starting in May.

Mailbox replacement or refurbishment.

Roofing estimates to determine if reserves will be sufficient once begun.

Unit gas pipe painting between the meter and the unit exterior

Survey by IPL on adding 6 new street lights in the center of the Villas Cost of installation and monthly maintenance a concern.

Pole lights and coach lights are being considered for up-grading.

Street and storm drains are a constant concern and a priority for repairs.

Shrubbery replacement is also a concern and is being planned for.

There will be a walk-thru with Kirkpatrick the week of the 14th of April.

 

The meeting was then opened to comments from the 40 or so residents in attendance. Issues that were brought up for discussion or consideration are itemized below:

 

Individual driveway expansion joints need a filler and caulking to prevent water seepage.

 

Motion lights that have been installed are not all operating properly. The installer needs to fine tune or recalibrate.

 

No trespassing signs behind the golf course cart barn need to installed to prevent the constant use by non- residents coming over the berms.

 

Shrub replacement is needed near the air-conditioning fans outside many of the units.

 

It was announced by Tom Mock (chair of the newly formed landscaping committee) that the Villas have been divided into 8 sections to determine the needs for each section. The committee already has several volunteers and can use the green thumb expertise of others. Plantings are planned for the Bogey Drive entrance, the flag circle, clubhouse and pool and the circle at the west end.

 

The pool has been cleaned, painted and filled. Some new furniture is being considered. Temperature of the pool needs to be kept at NO MORE than 82 degrees. Locks on the bathroom doors need to be re-keyed with new keys cut. A sign up for weekly duties, similar to last year will be circulated soon.

 

A clean up of the pond needs to be done soon before the algae takes over.

 

It was suggested that dark to dawn lights use only daylight bulbs. The use of sockets with sensors actually reduces the effectiveness of the installed bulbs.

 

There was a discussion of satellite dish installation. To avoid any disparity, residents should request installation in writing to Kirkpatrick.  The architectural committee will then make a recommendation for final approval by the Board.

 

There was then a discussion of the replacement reserves and the need to up-date the projections made 5 years ago. This why we are getting estimates for near future improvements to ensure we are on track.

 

A brief discussion concerning the May distribution of federal checks to our mail boxes was brought up to make all residents aware of the potential for unauthorized access by outsiders. We all need to vigilant during the coming month. Hopefully, many will have the checks deposited directly to their bank accounts.

 

There being no further questions or comments the meeting was concluded. The Board's regularly scheduled meeting is at 7pm April 15th (Tuesday) in the club house.
