Current Contracts: Lawn Care Snow Removal Trash Pond Painting Pool Property Management

Lawn Care Service is provided by All-Green, Inc. The contract specifies that mowing will begin on April 1st of each year and covers 26 mows.
Edging of turf adjoining concrete will be done no later than June 1st of each year.
Five rounds lawn fertilization and treatments are to be done between March and December.
Two-inches of mulch is to be installed in all beds, around trees, shrub beds, and around signs no later than May 31st. Edging and weed pulling is to be done prior to mulching.
Weeds in mulched areas, landscape beds, sidewalks, around air conditioning units, signs, and trees is to done by hand-pulling or application weed control. Areas are to be inspected every two week and weed control applied as needed. The contract allows for 14 weed control visits per season.
Four rounds of insect and disease control are to be applied to trees and shrubs each year.
Shrubs planted in mulched areas are to be trimmed twice each year. The first trimming is to occur no later than June 15th and the second trimming no later than September 15th. Deciduous ornamental trees under 20-feet in height are to be pruned no later than June 15th.
Removal of debris including trash and limbs in the common areas and around all buildings is to be done twice each year, once in the spring and once in the fall.
The Lawn Care contract expires at the end of the 2009 season.
Bids have been solicited starting for the 2010 season.
Snow removal service is provided by Horning's Landscaping and Nursery. The contract provides for the removal of snow from streets, drives, and walks to front door when snow accumulation is 2-inches or greater. The contract runs through the 2007-2008 winter season. (Top of page)
Trash removal is provided by Republic Services of Indiana. Weekly trash pick up occurs on Thursdays. The contract expires 10/01/2009. (Top of page)
ASAP Aquatics provides weekly visits and treats the pond as needed between April and October. Treatment includes floating and submerged algae and weed control below the water surface. Treatment does not include cattails, primrose, duckweed, watermeal, etc., or blue-green algae. (Top of page)
John P. Voils has the contract to paint buildings. 1, 2, 3, 4, 30, 31, and 32. Contract includes painting of gutters and downspouts. (Top of page)
Aquadoc Pool Care performs spring opening and fall closing of the pool. Spring opening includes drain/acid wash/fill, installation of ladders, and chemical balance. Fall closing includes lowering water level to below the skimmer, drain, blowout the filtration lines, clean and store chemical system, remove ladders, and cover the pool. A twice-weekly chemical service is also included. (Top of page)
Association Management, Inc., (AMI) has been contracted to manage the property starting August 1, 2009. The contract period is for one year and is renewed annually unless one of the parties elects to terminate the contract after providing a 30-day notice to the other party. The services provided under the contract include:
Collection of assessments
Maintaining records of income and expenditures
Preparation of annual budget
Submission of annual report
Maintenance of common areas
Payment of expenses and depositing of income
Maintaining records of insurance
Attend monthly Board of Managers meeting
