Reserve Replacement Funding
Monthly HOA dues are allocated to two accounts: an operating fund and a reserve fund. The reserve fund has money set aside for major maintenance items such as roof replacements, asphalt repairs, driveway replacement, pool and clubhouse upkeep. The amount allocated to the reserve fund is reviewed each year adjusted as needed to insure that sufficient funds are available when the time comes to replace or repair major assets of the Association.
Administrative Fees
Expenses for mailing and copying are included in administrative fees. This includes the cost of the Villa Voice newsletter.
Common Area Repairs and Maintenance
Included in this category is repairs to units for which the owner is not responsible. Replacing missing shingles, repairing pole lights, repairing gutters and downspouts are all example of common area maintenance items.
Utilities
Gas, electricity, and water usage at the clubhouse are included in the utilities paid for by the Association. Also, electricity to run the pump for the waterfall at the pond is part of our utility bill.
